Bulk pier and beam systems are simple to design and construct, however, these systems have limitations. They are restricted to approximately 1,200 mm depth below the NGL.
Bulk pier excavations are relatively large as a result of backhoe excavation. This large size has distinct disadvantages when located in loose, wet soil adjacent to neighbouring structures and footings. The excavations can cause adjoining structures to collapse if performed adjacent to footings, particularly in loose and/or wet soil.
An alternative footing system is needed if good bearing soil is deeper than 1,200 mm below the NGL (or FGL), or where possible collapse could occur to adjacent or adjoining structures. These alternative systems should have minimum or no excavation.
